Abstract

Image-based 3D reconstruction provides a scalable representation for building inspection and maintenance. However, photorealistic reconstruction alone does not fully provide the geometric measurability, semantic structure, and interactive information access required for engineering applications. This study proposes a measurable semantic 3D Gaussian Splatting (3DGS) framework with region and depth supervision for interactive building inspection from multi-view imagery. Mask-based region supervision suppresses irrelevant backgrounds and focuses optimization on target regions. Point-wise depth supervision guides Gaussian centers toward physical surfaces using reference geometry derived from multi-view stereo (MVS) point clouds, providing geometric anchors for measuring physical dimensions and areas. A semantic Gaussian field associates learnable class features with individual Gaussian primitives, enabling semantic rendering and component-level inspection. These capabilities are operationalized through AEC-SplatTwin, an interactive building inspection platform supporting real-time visualization, semantic analysis, quantitative measurement, and multimodal large language model (MLLM)-assisted interaction. On the synthetic UAV-inspection QuakeCity and smartphone-captured HKUPB datasets, the framework reduces Gaussian-center depth MAE by 58.1% and 86.8%, while its semantic field achieves mIoU values of 0.8529 and 0.8642. On HKUPB, the mean relative errors for height, width, and area measurements are 0.33%, 1.07%, and 0.60%. These results show that the proposed framework extends 3DGS beyond visual reconstruction into a measurable, semantically structured, and interactive engineering representation for building inspection.

GaussianDS: Depth-supervised Semantic Gaussian Splatting for Scene Understanding

3D Gaussian Splatting provides an efficient representation for 3D reconstruction, and recent extensions attach semantic attributes to Gaussians for open-vocabulary scene understanding. However, lifting view-dependent 2D foundation-model outputs into 3D space introduces cross-view inconsistencies and weak geometric grounding, leading to severe semantic drift and boundary leakage. We propose GaussianDS, a depth-supervised semantic 3DGS framework that treats semantic lifting as a supervision-alignment problem and jointly optimizes RGB appearance, rendered depth, and compact semantics from scratch. Specifically, GaussianDS organizes unordered multi-view images into a pose-aware pseudo-video trajectory to propagate view-consistent masks via SAM2. During joint optimization, scale-shift-aligned monocular depth supervision and depth total-variation regularization stabilize Gaussian geometry, while a depth-edge-aware refinement loss explicitly anchors semantic transitions onto physical geometric discontinuities. Extensive evaluations show that our end-to-end framework not only retains high-fidelity 3D reconstruction and real-time rendering, but also establishes superior semantic understanding. GaussianDS sets new state-of-the-art performance on LERF (60.5% mIoU) and 3D-OVS (97.79% mIoU, 90.28% mBIoU) by mitigating semantic leakage, while seamlessly facilitating downstream 3D object removal.

PointGauss: Point Cloud-Guided Multi-Object Segmentation for Gaussian Splatting

While 3D Gaussian Splatting (3DGS) has established new standards for high-fidelity 3D scene modeling, interpreting massive, unstructured Gaussian primitives into meaningful geospatial entities remains a critical challenge for remote sensing and urban applications. Existing 2D-to-3D distillation methods suffer from projection ambiguities, geometric inconsistencies, and computational bottlenecks when applied to complex, large-scale topographies. Furthermore, current benchmarks lack natively aligned 2D-3D ground truth tailored for splatting-based representations. To address these limitations, we propose PointGauss, a unified 3D-native framework for robust semantic parsing and instance segmentation. By treating Gaussian primitives as unstructured point sets, PointGauss leverages Point Transformer V3 (PTv3) to extract scale-invariant geometric features directly from Gaussian attributes, effectively resolving projection ambiguities. To ensure scalability in building-scale scenes, we introduce an adaptive region-of-interest cropping strategy and an instance-aware distance-constrained rasterization pipeline for pixel-level, view-consistent projection. Additionally, we present SplatSeg-360, the first rigorous cross-scale benchmark tailored for 3DGS, comprising 32 complex scenes with full 360∘^\circ coverage and over 6,300 natively aligned 2D-3D masks. Extensive experiments demonstrate that PointGauss operates in real-time and achieves state-of-the-art performance. Notably, it attains approximately 90% 3D-mIoU in large-scale building scenarios and roughly 80% 2D-mIoU in view-consistent 2D instance segmentation, outperforming baseline methods by 16%. (Code)

3D Gaussian Splatting for Fine-grained Urban Scene Reconstruction via Semantic-guided Density Control and Loss Design

3D Gaussian Splatting (3DGS) has been becoming a promising 3D reconstruction technique because of its advantage of high-fidelity rendering effect with high efficiency. However, it still suffers from coarse density control and semantically blind loss functions when reconstructing the fine-grained structures in complex urban scenes. Thus, this study proposes SG-GS, a semantic-guided 3DGS method for fine-grained structure reconstruction. It takes the semantic segmentation deduced by the Segment Anything Model (SAM) as a constraint and systematically integrates it into both Gaussian density control and loss function design. On the one hand, a semantic-constrained adaptive density control mechanism is constructed, which dynamically allocates gradient thresholds to different semantic regions of the scene and introduces an additional boundary-enhanced densification strategy, so that new Gaussians are directed to structurally critical regions. On the other hand, a multi-feature guided loss function is designed, and fine-grained supervision signals are gradually introduced through a phased progressive training strategy, alleviating the artifacts caused by the lack of semantic constraints in the basic loss. Experiments on three datasets show that the proposed method consistently improves reconstruction accuracy. Compared with the original 3DGS, the PSNR increases by approximately 2.7% to 5.2%, while artifacts on linear structures and boundary blurring are effectively mitigated. The method can serve the fine-grained 3D reconstruction of urban scenes.
