Abstract

Current data-driven floor plan generation methods often reproduce the ergonomic inefficiencies found in real-world training datasets. To address this, we propose a novel approach that integrates architectural design principles directly into a transformer-based generative process. We formulate differentiable loss functions based on established architectural standards from literature to optimize room adjacency and proximity. By guiding the model with these ergonomic priors during training, our method produces layouts with significantly improved livability metrics. Comparative evaluations show that our approach outperforms baselines in ergonomic compliance while maintaining high structural validity.

GRE-Diff: Gaussian Room Embeddings for Structured Layout Diffusion

Designing functional and aesthetically coherent floor plans requires exploring a vast space of possible room arrangements, a task that quickly becomes overwhelming for human designers. In this paper, we propose GRE-Diff, a controllable and interactive diffusion-based framework that automates the creation and editing of apartment floor plans under user-specified constraints. By combining AI-generated suggestions with real-time, human-in-the-loop editing, the system enables users to specify room types, room counts, boundary shapes, and editing operations through LLM-parsed instructions or GUI-based interaction. It then generates a diverse set of plausible and well-structured designs for refinement. At the core of our approach is Gaussian Room Embedding (GRE), a continuous latent representation that models each room as a spatial Gaussian distribution capturing its location and extent. Extensive experiments on the RPLAN dataset show that GRE-Diff produces high-quality, constraint-aware, and editable polygonal layouts, offering a practical step toward bridging AI-driven automation and human creativity in spatial design.

Architect-Ant: Editable Automatic Furnishing of Architectural Floor Plans

Furnished floor plans support real-estate visualization, interior design, and architectural workflows, yet automatic furnishing remains challenged by limited real-world data and the need to satisfy interacting geometric and functional constraints. We ask whether professional furnishing knowledge can be learned from real floor plans using a pretrained model, enabling direct constraint-aware layout generation without relying on costly iterative agentic inference. We introduce AntPlan, a curated dataset of 505 real professional architectural floor plans with dense furniture annotations spanning 92 object classes and ten residential room categories, and Architect-Ant, a framework for generating furniture layouts. Architect-Ant represents layouts with an editable coordinate-based DSL and first learns professional furnishing patterns through supervised fine-tuning. It is then optimized with GRPO using a Layout Rule Score (LRS) that aggregates geometric and functional constraints derived from professional plans, providing outcome-level supervision without prescribed reasoning traces. Experiments against diverse state-of-the-art baselines show that Architect-Ant combines low geometric violation rates with high functional completeness, while qualitative results more closely reflect real-world residential furnishing patterns. The resulting layouts remain object-level editable and can be converted into 3D scenes.

Generative Floor Plan Design with LLMs via Reinforcement Learning with Verifiable Rewards

An AI system for professional floor plan design must precisely control room dimensions and areas while respecting the desired connectivity between rooms and maintaining functional and aesthetic quality. Existing generative approaches focus primarily on respecting the requested connectivity between rooms, but do not support generating floor plans that respect numerical constraints. We introduce a text-based floor plan generation approach that fine-tunes a large language model (LLM) on real plans and then applies reinforcement learning with verifiable rewards (RLVR) to improve adherence to topological and numerical constraints while discouraging invalid or overlapping outputs. Furthermore, we design a set of constraint adherence metrics to systematically measure how generated floor plans align with user-defined constraints. Our model generates floor plans that satisfy user-defined connectivity and numerical constraints and outperforms existing methods on Realism, Compatibility, and Diversity metrics. Across all tasks, our approach achieves at least a 94% relative reduction in Compatibility compared with existing methods. Our results demonstrate that LLMs can effectively handle constraints in this setting, suggesting broader applications for text-based generative modeling.
